A Check List That Can Help You Prepare For An Appraisal

The Necessary Documentation For An Appraisal:
- The plot plan or survey of record.
- If the property was purchased within the last few years, all the documents gathered for appraisal and purchase at that time.
- The title policy that will list all easements and/or encroachments.
- Any written documentation relative to shared rights of ownership and use that may be in effect with an adjoining property. (Pond, well, right of way, driveway, etc.)
- A catalog of all personal property that will be sold along with the property itself. (Appliances, furniture, satellite dish, etc.)
- A most recent tax assessment and accompanying bills.
- Any reports or surveys that may have been recently conducted on the land or premises. (Pest, water, radon, septic or sewer or other utility systems, etc.)
- A list of any and all recent improvements such as paint, new carpets, wiring, or plumbing, kitchens or bathrooms, driveway surfaces etc, invoices and contracts/warranties for same and any zoning or housing board documents/approvals that may have been needed to make such improvements.
- If the subject property is within a planned community, development or condo project any covenants and associated fees should also be documented.
- If a sale is current or pending a copy of the listing and broker agreements.

- Make sure your property is in good order, not in disrepair and as clean as possible.
- Access to all areas is easy and readily accessible.
What You Can Do To Facilitate An FHA/VA Inspection:
- Items such as fire, smoke and safety detectors and measures area all compliant and in place.
- Handicapped access.
Note: All appraisers who are conducting an appraisal for a federally related loan must be licensed by the state your property is located in. Further, the lender is required to supply you with a copy of an appraisal if you so wish one.
